The LeapFrog House concept incorporates many aspects of green and sustainable building, fulfilling a large number of the criteria established for USGBC’s LEED (Leadership in Energy and Environmental Design) for Homes. These include sustainable site development, water savings, energy efficiency, materials and resources selection, and indoor environmental quality. These homes are targeted for the highest LEED rating, platinum, a distinction shared by only a handful of homes in the U.S. The design and materials combine to create a solidly built, flexible space that will stand for many years and provide its residents will a variety of living and working options.

Here is a breakdown of the materials and systems in the LeapFrog House:

Energy

  • Ground-source heat pump heats both hydronic floors and radiant panels, and domestic hot water
  • Heat pump uses efficient R410-A refrigerant, eliminates refrigerant-based HCFCs and CFCs that cause global warming
  • All-electric house means no fossil fuels
  • Six-kilowatt grid-tied PV solar system means reduced energy bills
  • Breathable envelope insulated to 50% above code (R30 walls, R40+ ceilings)
  • Slab floor insulated with perlite, super-heated volcanic rock from eastern Oregon
  • High performance staggered-stud walls allow continual thermal barrier with minimal thermal bridging
  • Reflective metal roof with air gap “shades” the house, and reduces summer heat gain
  • Panasonic WhisperGreen™ fans run continuously, ventilating without an HRV (Heat Recovery Ventilator); motion sensors increase fan speed when needed
  • High-efficiency lighting design uses Energy Star, fluorescent, LED and dimmable incandescent task lighting to maximize performance-per-Watt
  • The Energy Star windows' fiberglass frames retain their size and shape better than wood or vinyl (which also has toxicity issues), ensuring that seals will last longer
  • Efficient Energy Star appliances minimize ongoing energy use
  • Induction cooktop provides highest energy efficiency along with precise adjustment, and avoids the toxic combustion by-products inherent in natural gas
  • Natural daylighting in every room saves lighting energy

  • Local materials favored whenever possible to minimize impact of transportation, as well as helping the local economy

Water

  • Potable rainwater system with 6000-gallon storage and advanced purification supplies 100% of all household water needs, with City water as backup
  • Galvalume roof and galvanized gutters optimize rainwater collection: 1,500 gallons per inch of rain, with no leaching chemicals
  • Dual-flush toilets and low-flow plumbing fixtures make the most of the collected rainwater
  • Onsite sand filter to process storm water overflow from rainwater storage
  • Minimal paving to further reduce storm water runoff from the site
  • Tightly enclosed, low-mass shower (quick-to-warm fiberglass compared to steel/slate/porcelain) keeps bather warm for shorter showers
  • Plumbed for potential gray-water re-use (after legalized in Oregon)

Materials

  • Foundation, stem walls and floors use high fly-ash concrete (30-45%), producing a stronger material and maximizing re-use of a waste product from coal-burning power plants
  • Materials from the old house were reclaimed or recycled where possible
  • Advanced framing techniques reduced the amount of wood used
  • Structure, upstairs floors, trim and kitchen cabinets made from 100% local, Forest Stewardship Council (FSC) certified lumber (Douglas fir, hemlock, spruce) and FSC formaldehyde-free plywood
  • Fir stairs milled from tree removed from site; fir trim reclaimed from bleacher seats
  • Windows and doors are fiberglass, a stable, easily maintained material
  • Countertops made from local Pacific madrone, poured-in-place concrete and natural linoleum
  • Non-chrome fixtures (stainless steel and nickel-plated) avoid toxic and carcinogenic chromium released during chrome plating process
  • Siding of 100% recyclable corrugated steel and pre-painted dry-process fiber cement (which incorporates reclaimed fly ash) provide durable weather protection
  • The Galvalume roof was built without the usual plumbing and ventilating roof penetrations, eliminating potential for early failure (rust) and offering the possibility of a 100-year roof

Site

  • This infill project increases neighborhood density by utilizing the property to support four dwelling units instead of just one
  • Close to bus stops, bike corridors, shops and schools, and has one or more home offices, to relieve dependence on motor vehicle trips
  • Native and drought-tolerant landscaping to reduce maintenance and water needs
  • Food garden beds
  • The floor plan is modest in size, yet flexible to allow for aging in place, home office(s), accessory apartment or other uses, extending the useful life of the house
  • South-facing slope and solar-appropriate design provides excellent solar access

Indoor air quality

  • Kitchen cabinets and countertops made from formaldehyde-free plywood
  • No-VOC paint eliminates a significant source of indoor toxic chemicals
  • All-electric appliances eliminate toxic combustion by-products from natural gas
  • Continuous ventilation with Panasonic WhisperGreen™ bath fans eliminate excess moisture and the mold that thrives in it
  • Carbon monoxide sensor-driven ventilation fan in garage
  • Concrete, wood and cork floors eliminate the need for carpeting and opportunities for allergens, dust and mold
  • Siding is installed with a “rain screen” air space between it and the structure, increasing breathability of the walls to limit moisture accumulation and mold growth
